The District of Columbia Housing Authority provides quality affordable housing to extremely low- through moderate-income households, fosters sustainable communities, and cultivates opportunities for residents to improve their lives.

Officials Cut the Ribbon To New Affordable Homes at the Residences at Hayes Street


City and community officials cut the ribbon at the Residences at Hayes Street, a 150-unit affordable housing community in Ward 7.

“Today, we’re delivering on a promise to deliver high quality, affordable housing through the New Communities Initiative,” said Mayor Muriel Bowser at the event held on September 18. “The Residences at Hayes Street is the quality, affordable housing our longtime residents deserve, in the neighborhood they call home.”

The New Communities Initiative is a District effort to revitalize severely distressed subsidized housing and ensure that residents are able to stay in their neighborhoods while enjoying a high quality of life.

“Fifty of the units at the Residences at Hayes Street are being set aside for our families from Lincoln Heights and Richardson Dwellings, allowing them to move to new home prior to their current community’s redevelopment. I’m happy to say several residents have already begun moving in. Welcome home,” said District of Columbia Housing Authority Executive Director Tyrone Garrett. “I’m also pleased to say six residents from Lincoln Heights and Richardson Dwellings were hired as part of this project along with five other DCHA customers, as laborers, skilled laborers, and a junior concrete carpenter.”

DCHA provided a $2 million loan towards the construction of new replacement units and will provide approximately $241,000 a year to the site in subsidy to ensure families with the lowest incomes in D.C. have a place to call home. The remaining units will be for households earning up to 60 percent of the Median Family Income (MFI).

Located at 5201 Hayes Street, Northeast, near the intersection of Nannie Helen Burroughs Avenue and Division Avenue, the Residences at Hayes Street reflects the guiding principles of the New Communities Initiative including creating mixed-income housing of high quality, supporting the build first principle, continuing the goal of one-for-one replacement, and providing opportunities for residents to stay in their communities.

The Residences at Hayes Street was made possible through a collaboration of District government agencies including the Office of the Deputy Mayor for Planning and Economic Development, the D.C. Department of Housing and Community Development, the D.C. Housing Finance Agency, and the D.C. Housing Authority. Pennrose Properties and the Warrenton Group are the development partners for the project.

Amenities for residents include bike storage, a gaming room and cyber cafe, a fitness center, and a playground.
